Position Details:

- Title: Project Manager II
- Location: Dallas - Ft. Worth, TX
- Shift: M-F Normal Working Hours
- Compensation: $88k - $112k + 10% bonus

Position Description:
- Work with Superintendent to create detailed safety plans and schedules for projects.
- Anticipate the owner's needs and respond in a proactive manner.
- Manager of others - Plan work, assign jobs, motivate and coach others.
- Responsible for developing other team members; Manage subcontractors, architects, and clients.
- Initiate continuous improvement and skills development through ongoing training and education.
- Excellent subcontractor referrals: develop strong business relationships lasting beyond the project.
- Proficient in developing agendas, keeping on track, documenting action items, and delegating tasks; ability to use Win-Win negotiation tactics.
- Management of preconstruction process, including development of detailed work scope packages.
- Find opportunities in the owner's contract during preconstruction to enhance profitability.
- Negotiate scope with subcontractors and produce executed contracts, insurance, and bonds.
- Perform detailed change order analysis and sub scope reviews.
- Hold monthly subcontractor PM meetings on-site, walk site to review safety and project progress.
- Manage closeout process per PEP ensuring project team is eligible to receive execution incentive.


Requirements:
- B.S./B.A. or equivalent experience (8-10 years)
- Previous experience as Project Manager I and Estimating (six months)
- Advanced understanding of construction documents, insurance, and risk management techniques.
- Utilize all Company field operations programs and software
